Beachside Breaks will have everything prepared for your listing. We will hold a photo shoot of your property to capture the best angles, and write a highly appealing description to appeal to potential guests. We’ll compose an extensive guest guide for renting your property – this is based on your rules for the property, and our experience with guest services. Guest services

Your guests will be treated like royalty. A member of our team will organise key exchange, and ensure they know all house rules. Beachside Breaks will provide clean linen, towels, consumables (washing powder, soap, etc) and an ongoing concierge service for guests. We will provide resort-standard service in your rental property to ensure positive experiences and reviews.

Cleaning

Your property will be thoroughly cleaned after every check out. This means that your property is always guest-ready and can take last minute bookings. All Beachside Breaks rentals have a complete ‘spring clean’ twice per year to ensure the highest standard of hygiene, cleanliness and comfort for guests.

Accounting

Beachside Breaks will always assist you in providing complete and transparent financial records. Using our high end accounting software, all funds will be distributed to you on a monthly basis, statements will be sent to you, and all details of incoming/outgoing funds. A yearly report will also be sent to prepare you for tax time.

Promotion

Beachside Breaks uses their understanding of modern technology and advertising to maximise your short term rental’s exposure and profit. We advertise on a multitude of websites including Airbnb, Stayz, Tripadvisor and much more. Our research will indicate which channels of promotion are most useful for your listing. We will completely manage your listings, and cover third party listing fees.

 

Using our knowledge of market targeting, we can advertise your listing for different times of year to maximise occupancy. Beachside Breaks will stop at nothing to ensure regular occupancy.

Tax Benefits

Leasing your home as a holiday rental can have advantages for tax. The Australian tax office allows owners of holiday homes to claim expenses related to operating the property while the property is available for tenants.
